ALL INCLUSIVE PRICING

Our homes range in size from 350 sq.ft. for a garage conversion studio to 1,200 sq.ft for a three-bedroom home. Our quoted pricing will include all design, plan check and permit related fees, site work and home construction costs. Prices start as low as $65,000 for a stylish contemporary garage conversion.

SIMPLIFIED PROCESS

Our business model greatly simplifies the entire design, construction and decision-making process for homeowners who will know the exact design, cost, and construction schedule of their new ADU Home from the start. We are truly a one stop shop for anyone interested in having an ADU built on their property. In some cases, we can even provide financing for the construction of the ADU.

TIME SAVINGS

Our design and construction approach significantly reduces the total time for a homeowner to have an ADU built on their property. From the start of engaging us to a completed ADU, our typical time frame is approximately 9 months compared to 15 months or more for the traditional approach of a homeowner researching and hiring an architect, working with the architect to design the ADU, processing the building permits, researching and hiring a contractor and then actually building the ADU. In the case of a garage conversion, the time could be as short as 12 weeks.

All of the products included in our packages have been selected based on their tested performance and consumer ratings as well as their ability to communicate and work seamlessly together.

The management team at ADU Homes has more than 20 years of experience in the home building, design, finance and technology industries and bring a new approach to building ADUs, utilizing operating efficiencies and innovation to deliver exceptional value, cost savings, and a less stressful process to homeowners.
  • ROBERT BERRY - FOUNDER / PRINCIPAL

    Robert is a founder and principal of ADU Homes. Together with founding partner Gary Cogan, Robert provides strategic direction for the company and manages day-to-day operations. Robert has more than 20 years of experience in real estate development and homebuilding. He has held senior management positions with private and public homebuilders and is the founder of Triad Ventures, a boutique real estate development and investment company which has developed projects in California, Colorado, Hawaii and Central America. He started his career in finance with Houlihan Lokey and worked for several years in Tokyo for the American Chamber of Commerce in Japan. He is a member of the Urban Land Institute and is an advisor and board member to several local start-ups and non-profit organizations. Robert earned a Bachelor of Science in Business and a Master’s in Real Estate Development from the University of Southern California.

  • GARY COGAN - FOUNDER / PRINCIPAL

    Gary is a founder and principal of ADU Homes, Inc. He and Robert Berry jointly lead the operations and strategic direction of the company. Gary was also a co-founder of Triad Ventures, Inc. Gary has more than 20 years of experience in real estate development and homebuilding and has held senior finance and accounting roles with some of the largest publicly traded homebuilders in the U.S. Gary began his career in accounting with KPMG where he focused on financial institutions and real estate clients. Gary is a licensed CPA and real estate broker. He received a Bachelor of Science in accounting from Cal Poly San Luis Obispo and a Master’s in Real Estate Development from the University of Southern California.

  • What is an ADU?

    An ADU is an Accessory Dwelling Unit. A secondary home on a single-family residential lot. The unit can be either attached or detached from the main house. ADUs are also referred to as granny flats, backyard homes, or secondary dwelling units. 

  • How can ADU Homes help me?

    ADU Homes is a one stop shop that can guide you through the entire process from feasibility, product selection, design, permitting, financing and construction of your new ADU home. 

  • Can I sell the ADU separately from my existing home?

    No, legally an ADU is part of the same property and cannot be sold separately from the main home.   The owner of the primary home and the ADU are the same. 

  • Does my city allow ADU’s?

    A recent California ordinance provides for ADU’s throughout the state.  However, zoning and specific ADU requirements vary by municipality.   So minimum lot size, maximum building square footage and other specifics vary significantly between cities.   Visit our “Get Started” tab and we will tell you what is allowable in your community / city. 

  • How do I know if my lot will accommodate an ADU?

    Many different types of lots will accommodate an ADU.   You will need an open area or existing structure that can be converted to an ADU.   Our smallest pre-designed home is 18 feet wide and 18 feet deep.   Our [“Get Started”] tab can help you determine what type and size of ADU will fit on your lot. 

  • Can my garage be converted to an ADU?

    Depending on the location of your lot relative to public transportation and your municipalities regulations your garage can often be converted to an ADU.

  • Who could live in an ADU?

    ADU’s can be utilized in numerous ways and provide a home for a wide range of people such as: your mother/father, grown kids, friend, caregiver.   A renter could also live in your ADU and provide you with additional income. 

  • Can I rent out my ADU?

    Yes, an ADU can provide much needed financial benefits and flexibility.  You can continue living in the primary home and rent out the ADU for additional income or move into the new ADU and rent your primary home.  

  • How long will it take to build my ADU?

    The time varies depending on the type of ADU being built and the size of the ADU.  A garage conversion will typically take about 2 months while new construction will take about 4 to 6 months depending on the size of the ADU. 

  • What construction type does ADU Homes use?

    Our homes are not mobile or manufactured homes.   All of our homes are built on site.   While our homes are stick built on site, we utilize some offsite processes that improve quality control and schedule. 

  • In what cities does ADU Homes build?

    We currently are building in Los Angeles and Orange Counties but will be soon expanding into other markets.
